House Prices Are Falling In 25 Canadian Communities ― Here’s The Scoreboard
Royal LePage's house price forecast sees eastern cities outperforming western ones this year.
- Western Canada’s housing market doldrums will continue, while some previously sleepy housing markets in the east will be Canada’s strongest this year, a forecast from Royal LePage predicts.
The real estate brokerage collected median house price data for 63 communities across Canada and offered forecasts for the rest of the year for nine of the largest.

Vancouver’s housing market will see the largest price declines this year, with the median price falling 5.5 per cent by the end of this year, compared to the end of last year.
Meanwhile, Halifax and Greater Montreal ― two places not traditionally known for having booming housing markets, will be the big winners, with prices growing 4 per cent and 4.5 per cent, respectively, the real estate brokerage forecast.
That is, if you define “winners” as places with rapid house price growth ― an increasingly controversial idea in these days of historically poor affordability.
Montreal’s success (or, if you prefer, failure) may come in part from the city suddenly becoming a magnet for foreign investors in recent years, particularly those turned off by the foreign buyers’ taxes in the Toronto and Vancouver areas.
“The most recent data indicate that the share of foreign buyers in the region increased from a marginal ratio of less than 2 per cent a few years ago to 3.4 per cent in 2018,” Royal Lepage noted in its report.
The city is experiencing a large deterioration in affordability, and it’s not going unnoticed. City council earlier this year voted to require developers to build more affordable housing as part of their projects.But Phil Soper, Royal LePage’s president and CEO, notes in the report that what Montreal is experiencing today isn’t nearly on the scale of the madness seen in Toronto and Vancouver a few years ago.
“The city’s prices remain one third of Greater Vancouver and half of those in the Greater Toronto Area. At Montreal’s current home price growth rate, it would take 13 and 19 years respectively for Montreal home prices to catch up to Toronto and Vancouver.”
‘Stubborn’ sellers won’t lower prices
Western Canadian housing markets will see declines this year, but things would be worse if not for “many stubborn homeowners in B.C. and Alberta” who “remain unwilling to let their precious real estate go for less than what they perceive as fair value, which has gone a long way to protecting existing home values,” Soper said.
Conversely, it also means affordability remains poor. According to the Royal Bank of Canada, it took an average-earning household in Vancouver an absurd 82 per cent of their income to cover the costs on an average home in the second quarter of this year.
But that’s actually an improvement from six months earlier, when it was 86.9 per cent. In Toronto, it’s 66 per cent and in Montreal, it’s 44.3 per cent.
Royal LePage compiled the median house prices and the change in house prices across 63 communities in Canada. Some of southern Ontario’s larger cities, along with Montreal and Ottawa, have seen the fastest price growth over the past year.
But when it comes to actual house prices, the Toronto and Vancouver areas, along with some nearby cities, still dominate the list of most expensive markets.
Note that Canada’s worst-performing housing market, West Vancouver, is also its priciest. The technical term for this is “payback.”

At 88, Warren Buffett has a lot of wisdom — and sharing it with students is one of the many wonderful things he’s known for.
One lesson the Berkshire Hathaway CEO loves to teach is the importance of developing good personal qualities at a young age.

A high IQ won’t make you stand out
Buffett elaborated on the topic in a talk to MBA students from the University of Florida in 1998.
The legendary investor started his speech with a little game: “Think for a moment that I granted you a right — you can buy 10% of one of your classmate’s earnings for the rest of their lifetime.”
The decision should be based on merit, Buffett advised, so it’d be unwise to pick the person with the highest IQ, the richest parents or the most energy.
“There’s nothing wrong with getting the highest grades in the class, but that isn’t going to be the quality that sets apart a big winner from the rest of the pack,” said Buffett.
He continued: “You’d probably pick the person who has leadership qualities, who is able to get others to carry out their interests. That would be the person who is generous, honest and gave credit to other people for their own ideas.”
And here comes the hooker: In addition to this person, Buffett told the students they had to sell short another one of their classmates and pay 10% of what they do.
“You wouldn’t pick the person with the lowest IQ,” he said. “You’d think about the person who turned you off, the person who is egotistical, who is greedy, who cuts corners, who is slightly dishonest.”
If you see any of those qualities in yourself, you can get rid of them. “It’s simply a question of which you decide,” he said.

It makes sense — if you can’t trust someone to act with integrity in a situation that demands it, then should they really be allowed anywhere near you or your brand?
The answers seems like a resounding “no,” but it also raises another, more difficult question: How do you know who to trust?

Don’t be someone who turns people off
The big takeaway here is that if you want to be the person who is successful, who everyone wants to hire, you need to build habits of integrity.There are a handful of ways to do that:
- Fulfill your promises
- Be honest
- Be trustworthy
- Give credit where credit is due
- Be mindful and emotionally intuitive
- Manifest humility
- Be willing to admit you’re wrong
- Offer help when it’s needed
- Treat others with respect
- Be charitable
- Be patient

The City of Beaconsfield is calling on the provincial government to remove more than 200 waterfront homes from new flood zone maps.
Beaconsfield city council plans to pass a resolution Monday night to correct what it says is a big mistake, claiming that the flood zones on the map don't reflect the reality of the situation on the ground.
The maps include more than 800 municipalities, carrying huge ramifications for insurance, rebuilding plans, and property values.

"I have a client where we were going to list the house, they never had water in the whole street but now they're in the red zone," Arrelle told CTV Montreal.
"So I said we're going to put a hold on the sale of the house, we don't have a choice."
Beaconsfield Mayor Georges Bourelle says he's sent a letter to the municipal affairs minister demanding that the 200 affected homes be wiped off the flood map.
"It came out of the blue as a huge surprise that all of a sudden Beaconsfield is in a flooding zone," Bourelle said.
Bourelle says that unlike Pierrefonds, communities along the southern shore of the West Island aren't as affected by the rising water levels.
Mayors from Dorval, Baie D'Urfe and Pointe-Claire are also trying to get their communities removed from the map.
